Is there a model?
A sales model is planned for Winter 2009. At this time a Sales Office is located at the Real Living HER - Metro Office, 77 E Nationwide Blvd Columbus, OH, where potential buyers can view floor plans, Flat availability and finishes.
When will the Flats be completed?
Completion date is expected to be Dec ’09/ Jan ‘10.
Flats ceiling heights?
• 8.5ft in the interior living areas - 8 ft in interior hallways
• 10ft ceilings on the fourth floor – 9ft in the fourth floor interior hallways
What kind of water heater?
Electric, 40 gallon, standard.
Sound proofing between floors?
Fiber insulation between flooring. Drywall will be placed away from joists for less sound vibration. Carpeted areas will have a STC of 67, tiled and wood areas a STC of 57. STC stands for Sound Transmission Class and is defined by a national standard. The code minimum between units is 50. For reference an 8” solid concrete slab with carpet would be 80 and a typical house with wood floor and one layer of drywall would be 40.
What sound proofing measures/ buffers are taking place between the units, around the elevator (for the unit that shares a wall with the elevator)?
The sound proofing in all of the walls will be 2x6 wood stud walls with two layers of drywall on one side and three on the other. This creates an “off balance” wall that greatly reduces noise vibrations.
Sound strange but it is a proven and tested method. Furthermore there will be sound insulation in all walls. The elevator is hydraulic and is not very loud to begin with and walls will have same construction. The STC ratings are the same as the floors.
Any info on the windows as far as noise reduction and how will they open (slide, tilt, lift, etc)?
The windows will be Jeld-Wen. Aluminum clad wood windows with 1” insulated glass and low e. They will be casement style windows (crank with side hinge). The actual window is about 54 inches (4.5 ft) tall by 56 inches (4.6 ft) wide. The insulated glass and high quality wood window will all work toward noise reduction. Further, all voids will be filled with expandable foam insulation.
Will there be cable/ Internet wiring?
All flats will be pre-wired for Time Warner Cable and Internet
What are the trims (crown molding, etc?)?
There is no crown molding trim package. The developers do not believe this look fits the architectural style of the interiors.
